What is it?
Gaylord Dry Docs are how we deliver real estate investment opportunities. We monitor the market, underwrite potential investments, and directly deliver these investments to a variety of private investors.
Dry Docs are built around a defined buy box- currently tailored to purchase single family homes below market value, with little to no renovations, low carrying costs, and CAP rates greater than current market average.
We send Dry Docs whenever opportunities are identified. There isn’t a set schedule.
Who gets it?
Private “main street” investors we want to work with. Real estate is more about people than properties. As we navigate the industry, we continue to meet investors and property owners aligned with our character and philosophy- and we want to help improve their lives, by simplifying their ability to find deals and generate cash flow.
Who is in position?
The window of opportunity is narrow when good investment opportunities hit the market.
We recommend having cash on hand equal to 20% of any purchase price amount, and an established relationship with a lender who can quickly draft approval letters to accompany any written offer.
Cash buyers, please have proof of funds documented and ready to submit with any written offer.
Why ‘Dry Doc’?
It’s a fun name. In boating, dry docs are where boats are stored to keep them out of water. We call these Gaylord Dry Docs because the goal is to keep your investments from being “underwater”- an investment term we are all familiar with.
The name also reflects the format- no hype, no emotion, no selling. Just factual information and conservative underwriting.
Pro forma may include a brief highlight section where we share our opinion and perspective.
