River Strand is a resort-style, gated community in Bradenton that works well for both golfers and non-golfers. The centerpiece is River Strand Golf & Country Club’s 27-hole championship golf facility designed by Arthur Hills, paired with a strong amenity package that supports seasonal and furnished rentals. It’s a popular option for turnkey short-term stays that cater to snowbirds, corporate relocation, travel nurses, vacation renters, and other temporary housing needs in the Bradenton, FL area.
The community is anchored by a 39,000-square-foot clubhouse with resort-style setting, and surrounding amenities including:

HOA Rental Guidelines
River Strand requires a 30-day minimum lease term for all properties. The HOA requires a membership transfer and transfer fee to be submitted at least 10 days prior to the start date of a lease or reservation, though the association has traditionally been accommodating in time-sensitive situations.
Because the community is gated, the HOA office issues vehicle transponders for access. One transponder is included with the membership transfer, and additional transponders can be purchased through the HOA office. Pets are allowed; however, terrace condominiums have a 35-pound weight limit per pet.
Membership Types
Membership transfers are available in River Strand and are a key factor in how renters experience the community. Most homes are considered golf membership properties, where a tenant can transfer membership privileges for the duration of their lease for a one-time fee. This typically includes full access to community amenities, including golf.
Other homes are classified as social-only membership properties. These allow membership transfer in the same fashion and provide access to the community amenities excluding golf, which can be a good fit for renters who want the resort lifestyle without the golf component.

Terrace Condominiums
Terrace condominiums are located in four-story buildings with a centrally positioned elevator and stairwells on both ends. Each building contains 30 units, with floors one through three typically featuring eight units per floor and the fourth floor offering six units. End units on floors one through three include a den or office, while the fourth floor does not offer this configuration.

All units feature both a front and rear screened lanai, and second-floor residences are known for vaulted ceilings that create a more open interior feel.
